COMMON AREA MANAGEMENT & SERVICE PROVISIONS IN ASIA PACIFIC LEASES 15 TH JANUARY, 2004

Standards and practices in respect of common area management and services provisions vary throughout Asia Pacific however it is typical for lease terms to remain fairly silent on the issue.

Service Level Agreements, accountability and certification of actual costs are concepts which are rarely discussed during the transaction stage and few tenants have paid attention to an element of their lease which has a significant effect on occupancy costs and levels of user satisfaction with their workplace.

Asia Pacific landlords have not been willing to commit to actual standards of common area services and where asked for further details, have relied on their reputation as a response. Transparency and account reconciliation has largely been absent and as a result, tenants have accepted a set management fee as standard practice.

Brian Crockford, a Board Director of the local Chapter, and FM consultant to a major international investment bank, will talk about how businesses which have become service quality driven and cost aware should now be taking a closer look at the provisions of management fees.

AusFM 2004 conference Celebrating the Year of the Built Environment through effective and Strategic Facilities Management
